Garrett Whitelock’s free online service, My Property File, helps to remove the uncertainty from selling or renting a property.

Often one of the biggest concerns landlords and sellers have is whether the let or sale, once agreed, will fall through. My Property File is an online platform that helps to remove this uncertainty, allowing you to log on at any time and find out the precise status of your property journey in real time.

My Property File doesn’t replace Garrett Whitelock’s relationship with you, but it does mean you can log in for a status report whenever you wish. It’s simple, fast and transparent, just how dealing with an estate agent should be.

My Property File for vendors

As a seller, you can use your My Property File account to keep track of all the marketing activities that are in place to promote your property. For example, you can see the number of applicants we have emailed about your property and get daily statistics on how your property is performing on our website and on major portals such as Rightmove.

My Property File also allows you to keep on top of forthcoming viewings, so you can present your home in the best light. We also pass on viewing feedback as soon as possible so that you can see what people are saying about your property. In addition, you can use your My Property File account to keep track of all current and past offers and monitor your sale as it progresses, so you are always kept informed.

My Property File for landlords

As a landlord, My Property File enables you to see how effectively we are marketing your property. You can monitor responses generated from property portals and access website statistics, as well as the number of viewings carried out.

Once a tenant moves in, you can keep a close eye on your tenancy, access regular inspection checks, track maintenance jobs, and monitor income and expenditure, all at the touch of a button. You also have the ability to download your tenancy agreement and past statements and invoices. This can be invaluable when it comes to completing your tax return. For investors with growing buy-to-let portfolios, it also enables you to keep all information about your tenancies in one place.

What’s more, My Property File enables you to monitor your gas safety certificates and other responsibilities to ensure you are complying with current legislation, as well as ensuring that your tenant’s deposit has been registered.

My Property File for tenants

Moving house can be a stressful experience and using your My Property File account will help you to stay informed, from the application stage until you move into the property, right through to moving out at the end of your tenancy. We let you know about important events, such as your referencing status and when inspections are booked, and you can download your tenancy agreement and find out details of your move-in and move-out dates and times, along with details of any appointments and inspections. When using our mobile application, alerts can be sent to you so that you are updated immediately. No more lost emails or unexpected inspections!

My Property File also enables you to report any maintenance issues and track their progress, so there’s no need to keep calling to find out what’s happening. As the work progresses, we will keep you informed and you can use the messaging system to provide us with any extra details. Reporting issues promptly is always a good idea, to avoid damage from unreported issues worsening, which you may become liable for.

With your My Property File account you stay in control and are always informed about all the relevant details of your tenancy. Use it to double check key dates, find out how much you owe when you move in, and check your rent has been received - all at the touch of a button.
